Potential trip hazards



The HOA has recently performed a walk-through of the community to find and list potential trip hazards-those areas where concrete and walkway seams are out of alignment and could cause one to trip and fall. Severe misalignments must be ground down to eliminate the hazard and potential liability. As indicated above, the owner’ s responsible for issues caused by owner improvements. This includes trip hazards in walkways installed by the owner (and those installed by previous owners of your unit). We found a number of hazards where owner-installed walkways have serious potential trip exposure. The owner is liable in these cases if someone is injured by this hazard. The HOA is responsible only for original walkway hazards. Original walkways are all concrete; owner installed are decorative and of tile or stamped concrete. Seabreeze and the Board of Directors will be sending reminder letters to those owners who should be aware of their responsibility to correct the walkways.

Fire Danger


Summer is here (or so it is said) and we must be aware of the fire hazard in our community. This last winter gave us an extraordinary amount of rain. So the brush in our canyon is especially lush. Thus, we must be extra careful with any type of activity that might cause a brush fire and endanger the community. Take care on the fire road; do not smoke. Make sure guests do not smoke on your balcony or patio near the canyon. Be careful with barbeque fires, especially when there is wind. The brush may be very green, but it will burn readily and fiercely.

Board Member Elections


It is now late April as you read this, and all homeowners in Laguna Sur should be thinking seriously about the upcoming elections for HOA Board members. Elections are held in conjunction with the annual homeowners’ meeting.

This year the meeting is on Wednesday, June 15 so please mark your calendars for this date. It is important that homeowners attend the annual meeting. First, it is essential that we have a quorum sothat business can proceed. If absolutely unable to attend, please send in your ballot; that will act as a proxy for your presence. But, second, it is important that homeowners take part in the business of the community. If homeowners are unwilling to do this, the Boards of Directors have little to go on and find it difficult to do their job. Third, if you do not take part in the community’s business, you have little room to complain about things you don’t like.

There are openings for two members on each of the Community and the Villas boards. You received your candidacy forms in early April. If you plan to run for office, the completed form is due back to Seabreeze by May 6. Board members serve for two years. Please consider running for one of these offices. The HOA needs interested and dedicated owners to support the community operation and administration. But, even if you don’t run, please retum your vote to ensure a quorum. And, better yet, attend the meeting and bringit with you.

Tenting for Termites


The near future dates for fumigation tenting are as follows (note that an entire building with all its units must be done at the same time):

• Units at 6, 8, 10, 12 Montpellier will be done on March 28, 29, 30. Owners of those units should have been contacted by the company before they receive this newsletter.

• Barbara Mayo is currently working on 14, 16, 18, and 20 Montpellier; 2, 4, 6, and 8 Toulon; 71, 73, 75, and 77 Marseille; 41, 43, 45,
and 47 Marseille; 34, 36, 38, and 40 Marseille; and 25 and 27 Antibes. These six building will be scheduled at the end of March or the first two weeks in April or first part of May.

The schedules are not firm yet, but Seabreeze and the tenting contractor will give plenty of notice to owners as to dates. They also give specific directions for preparing for the event.
